What insurance does a general contractor need?

Most general contractors carry general liability, workers compensation and commercial auto as the base, then add tools and equipment, excess or umbrella limits, and builders risk depending on the job. In practice your contracts set the floor, and the requirements vary by state and by owner. A licensed specialist reads those requirements before quoting rather than after.

Do I need workers comp if I only hire subcontractors?

Usually yes. Many states require it regardless of how you staff jobs, and most general contractors will not let you on site without it. If a subcontractor lets their own coverage lapse, their crew can land on your policy at audit and you pay the premium for it. Collecting a current certificate from every sub is what prevents that.

Can you add additional insured and waiver of subrogation?

Yes, where the carrier and the policy form allow it. These are the endorsements general contractors and owners ask for most often, and a missing or wrong one is the most common reason a certificate comes back rejected. We check them against your contract before you need them.
